April Dividend and Portfolio Review

4 months down now and things are starting to warm up. When I look at my portfolio and look at the gains it is making it brings a smile to my face. Earlier this month my total Portfolio went over $300,000 and has continued to skyrocket upwards. Dividends are on fire also.

As you can see this was a great dividend month. Edged out last October by a smidgen. I think the 30th was my highest payday ever with MO and NRZ both paying out that day. YOY this month was 42.71 percent higher than last April. For the total dividend YOY I am at 21.43 percent higher.

Interesting portfolio facts, when OMF raised its dividend, the dividend rank jumped from 20 to 13. MO is now my highest payer at over $1000.00 a year. Top ten facts 9 of my top ten pay dividends. 9 of my top 10 are over $10,000 dollar value. 9 are stocks and 1 is a mutual fund. This months dividend raises added $123.67 to my yearly total. The dividend raises were led by OMF which had a monster dividend raise. Total dividend raises this year is already $360.87 I should hit $400 easily.

As I wrap this months report up I’m very pleased with everything. This shows that no matter what you can do the same as I have done and the earlier you start the better off you will be. Just constant buying good quality stocks that raise their value and raise their dividends.

Jan 21 Dividend Review

The New Year is here and we are moving right along. January is almost in the record books and the dividends have been tallied.

January was a great month but due to the dividend cut from NRZ and selling APTS I ended up a little short of last years dividend. That’s ok as my portfolio is now better positioned for the long haul. Even with the drop down at the end of January my total portfolio value was higher than last month.

July 2020 Dividend Report

July came and went. Went on my yearly camping trip up in the mountains of Colorado

KO $25.01
PPL $48.97
IRM $30.93
MO $200.32
MAIN $27.07
APTS $31.73
O $11.37
MPW $15.93
KDP $14.70
USHYX $67.52
NRZ $45.15
APTS $18.38
AQN $12.14
Total $549.22

NRZ had a dividend raise and moved back to this month it really help this month out but it is not back to where it was. Additions to existing stocks and some dividend increases helped this month out. Added to PPL KO taxable APTS which is the first one listed. MO was the big dividend weight this month. This month had a YOY of 17.6 compared to last years dividend of $466.95. Hope you all had a good month.

April 2020 Dividend report

Getting caught up on these I like using the library computers as I can do so much more on them but I have to take what I can take. April was one of my biggest months for dividend cuts as I hold NRZ in April they deferred the payment to May which helped that month and hurt this month even more. APTS was one of the other cuts I had this month

PPL $34.86
KO $17.22
IRM $26.60
MPW $10.80
SPKKY $66.48
MAIN $24.86
APTS $24.41
O $9.02
KDP $14.70
USHYX $59.99
CHRYY $29.37
MO $190.65
APTS $26.62
AQN $10.93

Total $546.51

Even with NRZ and Apts dividend cut I must have added a lot because I ended up with more money YoY which I will take any day of the week and twice on Sunday. $502.68 was last years dividend so I am pleasantly pleased with this 8.7 percent increase. Been adding a little here and there to MO KO and my Taxable APTS which is the lower one this month. Hope you all had a great month

4 Recent Dividend Raises

image Every so often after i have invested in a company they reward me with a raise. sometimes those raises or small and other times they are better. but they are raises none the less. When i think about complaining about a raise being small i just have to remember it could have been cut. I have experienced dividend cuts in the past and  I will in the future just have to take that one raise or cut at a time and see if i am getting a good bang for my buck.

First raise was PPL

Shares of PPL Corp. PPL, +0.59% edged up 0.3% in premarket trading Friday, after the utility reported a fourth-quarter profit that beat expectations but revenue that missed, and announced a 1/4-cent dividend increase. Net income fell to $364 million, or 48 cents a share, from $415 million, or 57 cents a share, in the year-ago period. Excluding non-recurring items, adjusted earnings per share rose to 57 cents from 52 cents, above the FactSet consensus of 53 cents. Revenue increased to $1.95 billion from $1.94 billion, but was below the FactSet consensus of $2.05 billion. The company expects 2020 EPS of $2.40 to $2.60, which surrounds the FactSet consensus of $2.52, while lowering its 2021 guidance range to $2.40 to $2.60 from $2.50 to $2.80. PPL increased its quarterly dividend to 41.50 cents a share from 41.25 cents, with the new dividend payable April 1 to shareholders of record on March 10. Based on Thursday’s closing price of $36.28, the new annual dividend rate implies a dividend yield of 4.58%, compared with the yield for the SPDR Utilities Select Sector ETF XLU, -0.18% of 2.73% and the S&P 500’s SPX, -1.05% implied yield of 1.79%. PPL’s stock has gained 7.9% over the past three months while the utilities ETF has climbed 11.6% and the S&P 500 has gained 9.0%. Read the rest here.

This dividend increase is a 0.6% increase.  I own 84 shares of PPL  so this raise will add $0.84 cents a year to my dividends.

The next raise is MPW and it is  the second raise in the last 6 months from MPW

BIRMINGHAM, Ala.–(BUSINESS WIRE)– Medical Properties Trust, Inc. (the “Company” or “MPT”) (NYSE: MPW) announced today that its Board of Directors declared a quarterly cash dividend of $0.27 per share of common stock to be paid on April 9, 2020, to stockholders of record on March 12, 2020. Read more here.

This is a nice raise and 4 percent to boot. I don’t own a lot but i will take any raise i can get. I own 40 shares of MPW and this  gives me $1.60  a year extra.

The third stock that raised was PEG.

The Board of Directors of Public Service Enterprise Group today declared a quarterly common stock dividend for the first quarter of 2020 of $0.49 per share payable on March 31, 2020 to shareholders of record on March 10, 2020. This action represents a $0.02 per share, or 4.3% increase in the company’s quarterly common stock dividend and brings the indicative annual dividend rate to $1.96 per share. Read more here.

I currently own 435.728 shares of PEG and this raise gives me $34.85 to my dividends.  This is one of the dividends i look forward to seeing every year.

The 4th stock was KO

ATLANTA–(BUSINESS WIRE)– The Board of Directors of The Coca-Cola Company today approved the company’s 58th consecutive annual dividend increase, raising the quarterly dividend 2.5 percent from 40 cents to 41 cents per common share. Read more here.

Since i own 38 shares of KO this gives me $1.52 extra a year.

I love getting raises. combined these raises raised my annual dividend by $38.81. while that might not seem like much it adds up over time and over time this will grow and grow.

Oct 19 Dividend Review

monopoly_go

Less than 2 months left in the year.  We have our sights set on finishing out the year strong and finishing this out. As i looked around the blogosphere and commented on a comment i came to conclusion that once you start getting a nice dividend its like having a part time job without that much work. Review and buy a few stocks and walla next thing you know you have a nice little bit of dividends coming in.

Yes we are done with October and onto November. While it is warm during the day it is cold  at night. $659.82 is what i bought in this month and it makes this the best non quarter ending month ever for me On the monopoly board you go  around the board and collect money except this money is not fake. It is the real deal and the results i have show it. . As the markets turn one day up and the next day down one thing that is basically constant is the dividends hitting my dividend account. One of the goals is to be able to live off the dividends. While i could right now combined with my military retirement and disability, i am not settling and going forward and going to see how much dividend income i can accumulate before I officially call it quits and start using the dividend income. As you can see I was paid 13 times by 13 companies. That comes out to $41.47 per company. 3 new stock and 3 sells throughout the year for this month.  Buys and re investments have helped bring this up.

If i were to go to my Durango Joes coffee shop at 2.97 a cup times 31 is $92.07.  That would  leave me with a nice $567.75 to put towards my bills.   I am going to eventually put it all back in the stock market, I brought in 21.28 a day.  This is a 53.50% increase over last September. Total for year now I have brought in $5955.67 which brings our total per day $19.59.  Total lifetime tracked dividends is $22,718.95. Definitely seeing the results each month. The 12 month estimated dividend stands at $7146.80 based on this month, through the end of 2019. You can see the results after time a mix of dividend reinvestment and adding on my own has helped this tremendously. This month would pay 3 of my bills with a little left over, but when I inherit the house I will have more so I want to be able to cover most of those also. Looking at the chart you can see what percentage of  dividend was from each company this month.  You can look at the past dividends page which has now been updated Past Dividends.

With $659.82 brought in this month and a total of $5955.67 I am 81.58 percent of my Bronze level goal of $7300.   I still expect to make my goal this year. My 12 month out  Prospective dividend rose from $7600.12 to $7666.06

I have been making some changes to my Portfolio,  to streamline it into a portfolio that is driven by dividend increases. The portfolio will be better in the long run because of this. The portfolio page has been updated here.

For those that like total return I am  gonna start including it in here, I myself just care about the dividends but some like the total return

Since June 18 when i first moved my money  through October 31st, 2019 I have a 15.67%  S&p 500 TR is 15.43%  increase. Increase from Jan 1st -October 31st 22.92%  S&p 500 TR is 23.16%  for the month of October it is 3.14% to 2.17%  to the S&P 500 TR.

July 2019 Dividend Review

monopoly_go

Jumping July dividends are in the books and we are pleased to show them to you. I love sharing my dividends with you and love reading yours. My goal in this adventure is to get enough to pay all expenses when i take over the house from my MOM we have the house split 50/50 right now.

I have been going through selling some stocks to make my portfolio better which in the long run will benefit me better right now as i generally consider myself a buy and hold guy i do not want to fall in love with a stock where i lose lots of money.  I do not consider buying them a mistake its just that changes in what a want to do with my portfolio and those no longer apply. You can read about the buying and selling here.

As you can see I was paid 12 times by 12 companies. That comes out to $38.91 per company. 6 new stocks.  Buys and re investments have helped make up the difference. $466.95 was a nice haul for the first month of the quarter.

If i were to go to my Durango Joes coffee shop at 2.97 a cup times 31 is $92.07.  That would  leave me with a nice $374.88 to put towards my bills.   I am going to eventually put it all back in the stock market, I brought in 15.06 a day.  This is a 27.57 percent increase over last July. With $466.95 brought in this month and a total of $3937.94 I am 53.94  percent of my Bronze level goal of $7300.  This quarter it will probably drop a little before surging back in Quarter 4, I still expect to make my goal this year. I have been making some changes to my Portfolio,  to streamline it into a portfolio that is driven by dividend increases. The portfolio will be better in the long run because of this.
