(the “Company” or “MPT”) (NYSE:MPW) announced today that its Board of Directors declared a quarterly cash dividend of $0.26 per share of common stock to be paid on October 10, 2019, to stockholders of record on September 12, 2019.

“This marks the sixth consecutive year that we have declared an increase in our cash dividend,” said Edward K. Aldag., Jr., Chairman, President and Chief Executive Officer. “Our strategy remains to steadily increase our cash dividend each year as we grow funds from operations through immediately and strongly accretive acquisitions. As we continue to execute on our deep and diverse pipeline, we will routinely consider future dividend increases while maintaining a conservative payout ratio.”

I love dividend raises 26 raises by 22 companies so far. This dividend is 1 cent a share increase per quarter.  This raise will bring in $1.60 a tear since i own 40 shares. Every raise gets me closer to the end goal and that is to have my bills all paid for by dividends. This is my first raise since buying MPW.

July 2019 Dividend Review

Jumping July dividends are in the books and we are pleased to show them to you. I love sharing my dividends with you and love reading yours. My goal in this adventure is to get enough to pay all expenses when i take over the house from my MOM we have the house split 50/50 right now.

I have been going through selling some stocks to make my portfolio better which in the long run will benefit me better right now as i generally consider myself a buy and hold guy i do not want to fall in love with a stock where i lose lots of money.  I do not consider buying them a mistake its just that changes in what a want to do with my portfolio and those no longer apply. As you can see I was paid 12 times by 12 companies. That comes out to $38.91 per company. 6 new stocks.  Buys and re investments have helped make up the difference. $466.95 was a nice haul for the first month of the quarter.

If i were to go to my Durango Joes coffee shop at 2.97 a cup times 31 is $92.07.  That would  leave me with a nice $374.88 to put towards my bills.   I am going to eventually put it all back in the stock market, I brought in 15.06 a day.  This is a 27.57 percent increase over last July. Total for year now I have brought in $3937.94 which brings our total per day $18.57.  Total lifetime tracked dividends is $20701.22. Definitely seeing the results each month. The 12 month estimated dividend stands at $6750.75 based on this month, through the end of 2019. You can see the results after time a mix of dividend reinvestment and adding on my own has helped this tremendously. This month would pay 3 of my bills with a little left over, but when I inherit the house I will have more so I want to be able to cover most of those also. Looking at the chart you can see what percentage of  dividend was from each company this month.  You can look at the past dividends page which has now been updated Past Dividends.

With $466.95 brought in this month and a total of $3937.94 I am 53.94  percent of my Bronze level goal of $7300.  This quarter it will probably drop a little before surging back in Quarter 4, I still expect to make my goal this year. My 12 month out  Prospective dividend rose from $6941.98 to 7262.14

I have been making some changes to my Portfolio,  to streamline it into a portfolio that is driven by dividend increases. The portfolio will be better in the long run because of this.

For those that like total return I am  gonna start including it in here, I myself just care about the dividends but some like the total return

Since June 18 when i first moved my money  through July 31st, 2019 i have a 9.81%  S&p 500 TR is 12.69%  increase. Increase from Jan 1st -July  31st 16.69%  S&p 500 TR is 20.24%  for the month of July it is 1.57% to 1.44%  to the S&P 500 TR.

July 2019 Buys and Sells

Well July is a about to close and its time to look at what i bought and sold. It is always tough selling as i like all my stocks but sometimes tough decisions to get leaner has to come. I still have some id like to sell but most likely will hold off for now.

  15. 7/17/2019 bought 3 shares of WBA at $54.60 for a total of $163.80. This will add $5.49 to my yearly dividends.
  16. 7/22/2019 bought 12 shares of MO at $49.58 for a total of $594.96. This will add $38.40  to my yearly dividends.
  17. 7/25/2019 bought 6 shares of LYB at $85.15 for a total of $510.92. This will add $25.20  to my yearly dividends.
  18. 7/29/2019 bought 8 shares of PPL at $29.88 for a total of $239.03. This will add $13.12 to my yearly dividends.

 

I had 18 buys this month for a total of $480.73.

For the sells i sold on July 3rd out of my VOD position selling 138 shares at $16.51 for a total of $2279.07 which includes a fee of $.05 this set me back $139.38. On July 10th i sold CIM  and put the shares into NRZ I sold 101 shares at $19.12 for a total of $1931.2 this set me back $202.00. Total from both sales set me back $341.38.

Total additions to my yearly dividends was $139.35

3 Dividend Raises

Walgreens Boots Alliance, Inc. (Nasdaq:WBA) today announced that its board of directors has declared a quarterly dividend of 45.75 cents per share, an increase of 4 percent. The increased dividend is payable September 12, 2019 to stockholders of record as of August 20, 2019, and raises the annual rate from $1.76 per share to $1.83 per share. This marks the 44th consecutive year that Walgreens Boots Alliance and its predecessor company, Walgreen Co., have raised the dividend.

Since i own 24 shares of WBA this will add $1.68 a year. 4 percent is a decent raise. It beats inflation so that is a very good thing.

The Board of Directors of Ryder System, Inc. (NYSE:R), a leader in commercial fleet managementdedicated transportation, and supply chain solutions, today July 11, 2019 declared a regular quarterly cash dividend of $0.56 per share of common stock, to be paid on September 20, 2019, to shareholders of record on August 19, 2019. This dividend reflects an increase of $0.02 from the $0.54 cash dividend that Ryder had been paying since July 2018.

This is Ryder’s 172nd consecutive quarterly cash dividend – marking more than 43 years of uninterrupted dividend payments. this increase is 3.7 percent increase.

Since i own 24 shares of R this will add $3.12 a year. 3.7 percent is a raise. It beats inflation so that is a very good thing.

Related image The third dividend was Delta and its also my first dividend raise from them. The Board of Directors today July 11, 2019 declared a quarterly dividend of $0.4025 per share, an increase of 15% over previous levels. This marks the sixth consecutive increase in Delta’s dividend since it was established in 2013.  The September quarter dividend will be payable to shareholders of record as of the close of business on July 25, 2019, to be paid on August 15, 2019.

Since i own 26 shares of DAL this will add $5.46 a year. 15 percent is a kick butt raise. It beats inflation by a long shot, so that is a very good thing.

 

I am still well short of my goal of $270 dollars in dividend raises this year but am ahead of last year by a few dollars at this point. I have added to other positions which will position me nicely for some hopefully good dividend raises next year.

Every raise i gets puts me closer to the goal of having everything paid for by dividends, when this happens i will be financially free

DUK Dividend Raise

CHARLOTTE, N.C., July 8, 2019 /PRNewswire/ — Duke Energy today declared a quarterly cash dividend on its common stock of $0.945 per share, an increase of $0.0175 per share. This dividend is payable on Sept. 16, 2019, to shareholders of record at the close of business Aug. 16, 2019.

Another dividend raise and this will  continue a nice streak of dividend raises. who does not love a dividend raise? This raise is 1.9 percent from the previous amount.

Since i own 57 shares of DUK this will add $3.99 a year.  I am still well short of my goal of $270 dollars in dividend raises this year but am ahead of last year by a few dollars at this point. I have added to other positions which will position me nicely for some hopefully good dividend raises next year.

Every raise i gets puts me closer to the goal of having everything paid for by dividends, when this happens i will be financially free

2019 mid year Goal Update

Time to look at the goals i set and see if im on track to beat them or fall short. You can see the post HERE.

As we can see i set some lofty goals I have not been updating everything monthly but i have been updating the dividend monthly on my dividend report. I am withen matgin of error at 47 percent of course i would love to be higher than 50% but that would probaly mean I did not set high enough goals. I have been buying quality companies and bringing up lots in my portfolio.

As far as dividend growth from dividend raises i am approximately $10 dollars over last year with my latest raises. Looking at what raised last year unless i get a surprise here or there i will probably fall short of the $270 but that ok i want to keep striving and keep my eyes focused and continue to set lofty goals that will bring me plenty of dividends in the future and i think next year with the way my portfolio is i am better positioned for next year to really have a good year in dividend raises. I wont revise this down even though it looks unattainable right now i will just do minor adjustments next year.

June 19 Dividends

yall-got-any-more-of-them-dividends Well its time to report my dividend recieved for the Jolting June dividends. The bad news is I did not hit $700.00. Guess you will have to wait to see the good news.

If you have read this far you know now the good news is that i completely jumped the $700 figure and landed at $839.59, which now stands an impressive record month.

As you can see i was paid 24 times by 23 companies. That comes out to $34.98 per company. 6 new stocks  helped with this month. Then other buys and re investments have helped make up the difference.

If i were to go to my Durango Joes coffee shop at 2.97 a cup times 30 is $89.1.  That would  leave me with a nice $750.49 to put towards my bills.   I am going to eventually put it all back in the stock market, I brought in $27.98 a day.  This is a 20.08 percent increase over last June. Total for year now I have brought in $3470.99 which brings our total per day $19.17.  Total lifetime tracked dividends is $20234.27. Definitely seeing the results each month. The 12 month estimated dividend stands at $6941.98 based on this month, through the end of 2019. You can see the results after time a mix of dividend reinvestment and adding on my own has helped this tremendously. This month would pay 3 of my bills with a little left over, but when i inherit the house i will have more so i want to be able to cover most of those also. This month put  some dent in it I was hoping to be at 47 percent percent by this month and i was. This quarter it will probably drop a little before surging back in Quarter 4, I still expect to make my goal this year. My 12 month out  Prospective dividend rose from $6822.34 to 6941.98

I will be making some changes to my Portfolio, not all at once but over time to streamline it into a portfolio that is driven by dividend increases. This will take time and will have some sells and hard decisions. but in the end i will have a better portfolio.

Since June 18 when i first moved my money  through April 30, 2019 i have a 8.11%  S&p 500 TR is 11.10%  increase. Increase from Jan 1st -June  30 14.88%  S&p 500 TR is 18.54%  for the month of June it is 6.11% to 7.05%  to the S&P 500 TR.

Also on a side note this month was my first month earning over $1.00. I earned$1.16 on 24 hour pay scale. Onward $2.00.
